NOTICE OF PUBLIC
HEARING
PROPOSED VARIANCE
Notice is hereby
given that the Board of Zoning Appeals of the County of Porter, Indiana,
will hold a public hearing on the 18th of August, 2010 at 6:30 p.m. in the
Porter County Administration Center, 155 Indiana Avenue, Suite 205,
Valparaiso, Indiana to consider the petition of James McKean, 805 W.
Elizabeth St., Kouts, seeking Variances from the Unified Development
Ordinance: Section 2.08 A1 District Development Standards - to reduce the
Minimum Lot Area from 10 acres to 3.59 acres; and to reduce the Minimum Lot
Width from 160 feet to 20 feet; Section 10.33 Subdivision Control; Primary
Plat - to waive section requirements; and Section 10.34 Subdivision Control;
Secondary Plat - to waive section requirements, all in order to build a
residential home located on the following described property:
LEGAL DESCRIPTION
A parcel of land
in the Southeast Quarter of the Southeast Quarter of Section 21, Township 34
North, Range 6 West of the Second Principal Meridian in Porter County,
Indiana, more particularly described as follows: Commencing at a cast iron
monument marking the Northeast corner of said Quarter Quarter Section;
thence South 00º24’28” East (assumed bearing), along the East line of said
Quarter Quarter Section, 1029.49 feet to the Southeast corner of a parcel
described and recorded in Deed Record 277, page 41, in the Office of the
Recorder of Porter County, Indiana, and being the Northeast corner of a 20
foot wide strip of land described and recorded in Deed Record 362, page 01,
in the Office of the Recorder of Porter County, Indiana, and also being a
point which is 300.00 feet North of the Southeast corner of said Quarter
Quarter Section; thence South 89º30’36” West, parallel with and 300.00 feet
North of the South line of said Quarter Quarter Section, and also along the
South line of said parcel described in Deed Record 277, page 41, and also
along the North line of said strip of land described in Deed Record 362,
page 01, 450.00 feet to the Southwest corner of said parcel described in
Deed Record 277, page 41, and also being the point of beginning; thence
continuing South 89º30’36” West, along aforesaid line, 270.00 feet to an
iron rod with a William J. Rensberger I.D. cap, also being the Southeast
corner of a parcel of land described and recorded in Deed Record 436, page
05, in the Office of the Recorder of Porter County, Indiana; thence North
00º24’28” West, along the East line of said parcel described in Deed Record
436, page 05, 579.75 feet to an iron rod with a William J. Rensberger I.D.
cap on the South line of a parcel of land described and recorded in Deed
Record 258, page 138, in the Office of the Recorder of Porter County,
Indiana; thence North 89º31’51” East, 270.00 feet to an iron rod with a
William J. Rensberger I.D. cap on the line parallel with and 450.00 feet
West of the East line of said Quarter Quarter Section; thence South
00º24’28” East, along said line, 579.65 feet to the point of beginning, and
a parcel of land in the Southeast Quarter of the Southeast Quarter of
Section 21, Township 34 North, Range 6 West of the Second Principal Meridian
in Porter County, Indiana more particularly described as follows: Commencing
at a cast iron monument marking the Northeast corner of said Quarter Quarter
Section; thence South 00º24’28” East (assumed bearing), along the East line
of said Quarter Quarter Section, 1029.49 feet to a point which is 300.00
feet North of the Southeast corner of said Quarter Quarter Section, and the
point of beginning; thence continuing South 00º24’28” East, along said East
line, 20.00 feet; thence South 89º30’36” West, along a line parallel with
and 280.00 feet north of the South line of said Quarter Quarter Section,
720.00 feet; thence North 00º24’28” West, 20.00 feet thence North 89º30'36”
East, along a line parallel with and 300.00 feet North of the South line of
said Quarter Quarter Section, 720.00 feet to the point of beginning.
GENERAL LOCATION:
A parcel of land located at 394-1 S. CR 200 W., in Porter Township, Porter
County, Indiana.
Written
suggestions to said proposed Use Variance may be filed with the Executive
Director of the Porter County Plan Commission before such public hearing
and/or verbal statements relating thereto will be heard at the
above-designated time and place. A copy of the file is available for public
view at the Plan Commission office.
