NOTICE OF PUBLIC HEARING PROPOSED DEVELOPMENT STANDARD VARIANCE

Notice is hereby given that the Board of Zoning Appeals of the County of Porter, Indiana, will hold a public hearing on the 3rd of August, 2011 at 6:30 p.m. in the Porter County Administration Center, 155 Indiana Avenue, Suite 205, Valparaiso, Indiana, to consider the petition of Bennett Storage Inc. CR 1050 North between CR 125 West and CR 200 West, Chesterton, seeking a Development Standard Variances from the following Unified Development Ordinance Sections: 2.38 District Development Standards, Minimum Side Setback (I2) to allow a reduction of the west side yard setback from 40’ to 20’, 5.12 Entrance and Drive Materials, to allow gravel surface, 5.18 Fence and Wall; Industrial and High Impact, (C) to allow a 6’ high fence, 5.22 Landscaping; General, to allow alternative landscaping, 5.25 Landscaping; Buffer Yards; Industrial and High Impact, and Guidelines dated March 2010, to reduce east side Buffer yard from 50’ to 40’, 7.25 Pedestrian Network Standards; Commercial and Industrial, to eliminate sidewalk requirements, 7.27 Perimeter Landscaping Standards; Commercial and Industrial, to allow alternative landscaping, 7.28 Storm Water Standards, General, to allow alternative storm water management, all in order to construct a storage unit.

LEGAL DESCRIPTION: BENNETT STORAGE INC. That part of the West Half of the East 356 feet of the West 756.0 feet of the Southeast Quarter of the Northwest Quarter of Section 10, Township 36 North, Range 6 West of the Second Principal Meridian in Porter County, Indiana, which lies South of the right-of-way of the Wabash Railway Company.

GENERAL LOCATION: A parcel of land located on CR 1050 North between CR 125 West and CR 200 West, Liberty Township.

Written suggestions to said proposed Variance may be filed with the Executive Director of the Porter County Plan Commission before such public hearing and/or verbal statements relating thereto will be heard at the above-designated time and place. A copy of the file is available for public view at the Plan Commission office.
